What Happens Next
One household. One application group. Every adult tracked together.
Every person age 18 or older must be registered, complete the Tenant Selection Criteria individually, and later submit a separate rental application once Direct Realty authorizes the group.

Register the Group
Your agent—or Direct Realty when applicable—registers every adult age 18+ together.
Tenant Selection Criteria Sent
Each adult receives an individual Tenant Selection Criteria link by email. Text updates are also sent when that applicant has separately opted in to SMS.
Each Adult Signs the Tenant Selection Criteria
Every adult must individually complete the Tenant Selection Criteria.
Group Authorized
Direct Realty will ensure all Tenant Selection Criteria have been signed before releasing the rental applications to the group.
Apply & Pay
Once the group is authorized, each adult submits a separate AppFolio application and non-refundable application fee.
After Approval
Complete pet screening, sign the lease, and pay required deposits and first month’s rent.
Move In
Receive keys after all move-in requirements are complete.
