How Direct Realty Manages Your Property

Maintenance & Vendors

Requests are documented, coordinated, and followed through.

Residents submit maintenance information through the portal. Direct Realty reviews the request, communicates with the appropriate parties, coordinates vendor access, and follows up on completion. Vendor network and repair coordination is billed at $49.95 per vendor managed as disclosed in the management pricing.

Emergency Procedures

Life-safety issues are separated from routine maintenance.

Residents are instructed to contact emergency services first for fire, gas, crime, medical danger, or immediate life-safety threats. Property emergencies are documented and escalated according to the lease, management agreement, owner instructions, and the circumstances.

Owner Approval

Approval expectations are established during onboarding.

Repair authority, communication preferences, reserves, and owner approval thresholds are governed by the signed management agreement and written owner instructions. Emergencies, habitability concerns, legal duties, or situations requiring immediate action may need different handling.

Property Evaluations

Condition is documented at important points in the tenancy.

Move-in, move-out, scheduled, and issue-specific evaluations may be used to document condition, identify maintenance needs, review lease compliance, and provide owners with better information.

Applicant Screening

Written criteria and consistent procedures guide the process.

Applicants receive the Tenant Selection Criteria before applying. The process may include identity, income, rental history, credit, criminal history, and other lawful verification. Pet and animal screening occurs after application approval, including for applicants who report no pets.

Rent & Lease Enforcement

Payments, notices, and lease issues are documented.

Residents use online payment tools. Delinquencies, lease concerns, notices, renewals, non-renewals, and eviction coordination are handled through documented procedures and applicable agreements.

Owner Accounting

Owners receive organized property records.

The owner portal provides access to statements and property information. Direct Realty maintains property-level income and expense records, supporting documents, disbursement information, and year-end reporting as applicable.
