The owner was self-managing five occupied single-family homes across Dallas, Plano, and Carrollton. Deferred maintenance had built up, some rents were below current comparable ranges, and several homes needed meaningful updating. Lease files also needed improvement because older documents were inconsistent, some contained handwritten changes without clear initials, and the owner wanted stronger documentation and protections moving forward.

Direct Realty created a transition plan for each property and coordinated the work as the existing leases reached their end dates. Non-renewal notices were sent at the appropriate times, and each home received the updates needed for stronger presentation and better long-term management. Across the portfolio, the work included interior painting, replacing carpet with wood-look LVP flooring, appliance and fixture repairs or replacements, curb-appeal and landscaping improvements, fence repairs, roof and gutter repairs where needed, HVAC repairs, and deep cleaning. Direct Realty also transitioned the lease process to current Texas REALTOR® lease forms with electronic signatures and more consistent supporting documentation.
