The Challenge

What the owner needed help solving

The owner was self-managing five occupied single-family homes across Dallas, Plano, and Carrollton. Deferred maintenance had built up, some rents were below current comparable ranges, and several homes needed meaningful updating. Lease files also needed improvement because older documents were inconsistent, some contained handwritten changes without clear initials, and the owner wanted stronger documentation and protections moving forward.

The Approach

What Direct Realty handled

Direct Realty created a transition plan for each property and coordinated the work as the existing leases reached their end dates. Non-renewal notices were sent at the appropriate times, and each home received the updates needed for stronger presentation and better long-term management. Across the portfolio, the work included interior painting, replacing carpet with wood-look LVP flooring, appliance and fixture repairs or replacements, curb-appeal and landscaping improvements, fence repairs, roof and gutter repairs where needed, HVAC repairs, and deep cleaning. Direct Realty also transitioned the lease process to current Texas REALTOR® lease forms with electronic signatures and more consistent supporting documentation.

The Result

Documented outcome

Each home was turned in approximately 15 to 20 days, showed much more strongly, and ultimately attracted approved applications from qualified tenants. The new leases reflected more current documentation standards and owner protections, and the updated property conditions supported rental rates that aligned more closely with comparable homes than the prior leases.

“Great to work with to help manage properties. Very professional team.”

What the owner needed help addressing

Over time, deferred maintenance had accumulated, some rents had fallen behind market range, and several homes needed meaningful cosmetic and systems updates. Lease files also needed attention. Some older lease documents were outdated, difficult to follow, or included handwritten revisions without clear initials or uniform documentation. The owner wanted a more professional process for property condition, tenant transitions, leasing documents, and long-term protection.

How Direct Realty handled the transition

Direct Realty reviewed the portfolio, created a transition plan for each home, and coordinated the work as each lease approached its end date. Non-renewal notices were sent at the appropriate times, and the homes were prepared for stronger next tenancies. The work across the portfolio included interior painting, flooring updates, replacing carpet with wood-look LVP flooring, appliance and fixture repairs or replacements, landscaping and hedge trimming, fence repairs, roof and gutter repairs where needed, HVAC repairs, deep cleaning, and curb-appeal improvements.

Documentation and leasing improvements

In addition to the physical updates, Direct Realty replaced inconsistent lease paperwork with current Texas REALTOR® lease documents, electronic signatures, and more consistent supporting documents and owner protections. The result was a cleaner management process for the owner and clearer leasing records moving forward.
