Use the resident portal for account-specific matters and maintenance requests. Contact the office when the question requires a written lease decision.

Properties generally cannot be held before the application and approval process is completed. Availability can change until all required steps and funds are received.

The security deposit and first month’s rent are typically due according to the approved application, lease, and move-in instructions. Any prorated amount is handled as stated in the lease.

Each prospective occupant who is 18 years of age or older must complete the required application and screening process.

The deposit is refundable subject to the lease, unpaid balances, lawful deductions, property condition, required cleaning, and the resident’s compliance with move-out procedures.

Review the tenant selection criteria and property details, then complete the online application and provide all required documentation. Incomplete applications can delay processing.

Use the online resident portal unless your written lease or office instructions provide another approved payment method.

Contact Direct Realty before bringing an animal onto the property. Approval, property restrictions, PetScreening, deposits, fees, and written lease changes may be required.

Contact management before making plans. Removing or replacing a resident requires written approval, screening when applicable, and a formal lease change.

Provide written notice within the timeframe required by your lease. Management will provide move-out instructions and information about access, cleaning, keys, utilities, and the final property evaluation.

The owner generally pays for ordinary property repairs. Residents may be charged when damage, misuse, neglect, unauthorized work, missed appointments, or another resident responsibility causes the expense.

Do not paint, install fixtures, mount equipment, alter landscaping, change locks, or make permanent changes without prior written permission.

Contact management immediately. Your lease controls early termination, reletting charges, rent obligations, notice requirements, and any available options.

Direct Realty follows applicable fair housing requirements. Assistance-animal requests are evaluated through the required accommodation and documentation process; they are not handled as ordinary pet requests.

Maintenance emergency: Call 911 first for immediate threats to life or safety. Then follow the emergency contact instructions in your lease or resident portal.
